1.0Commissioning Management

The main objective of Commissioning Management is to manage the overall commissioning activities, which is vital to the success of any project. CCM can offer a full Commissioning Management service covering all Building Services in line with CIBSE Commissioning Management Code M. 

The commissioning programmes produced by building services installers and their sub contractors are frequently over optimistic and uncoordinated. They assume that others will co-operate in providing water, gas, electricity supplies and a weather tight building with unobstructed access and a dust free environment. A risk of project overrun will exist unless the inter dependencies of all the building services systems and plant are identified, together with their integration with ongoing construction activities. This complex and often highly fragmented part of the construction process demands good management. 

The Commissioning Manager needs to be involved as early as possible in the project to ensure that the design is commission-able and ensure the services installations progress in line to ensure systems are ready to commission. CCM can provide their professional Commissioning Managers to fulfil such a demanding role.

2.0Independent Commissioning Verification

CCM provide a Commissioning Verification Service to assist your own Project Team by using their experienced commissioning staff during the commissioning and testing period by:


• Checking design and installation drawings for commissionabilty.

• Monitor the installations during construction.

• Witness all commissioning and testing activities for systems and equipment.

• Collation of all commissioning and test results.

3.0Certification of Compliance - Building Regulation

In this role we would act as an Commissioning Certifier, witnessing and accepting the testing and commissioning activities on behalf of the Client. This would encompass certification of the mechanical and electrical services testing and commissioning to ensure compliance with the requirements of the design briefs, specification and relevant Codes of Practice.

This differs from that of a Commissioning Manager and would normally incorporate review of designs for commissionability, monitoring and witnessing of all testing and commissioning activities, completion of certifying documents and acceptance of all record documents.

4.0Commissioning for BREEAM and LEED

The main objective of commissioning management is to manage the overall commissioning activities, including programming, commissionability, method statements, progress/coordination meetings, services inspection/reporting, witnessing of commissioning/controls and arranging client tuition to achieve project completion date. By continuously monitoring the programme the Commissioning Manager is able to prioritise installation processes and build changes, whilst maintain the focus of the end date at all times. CCM uses comprehensive method statement trackers, minute, report and programme designed to meet the BREEAM requirements which together with Inspection & Test Plans provide continuous monitoring and commissioning management.

5.0Seasonal Commissioning

CCM can undertake the management of seasonal commissioning to ensure seasonal commissioning is planned, programmed and carried out the process fine tunes the building and its engineering service Collect and review evidence about building performance Update the commissioning records, O&M manuals and the building logbook in accordance with any seasonal commissioning and fine tuning works Produce a lessons-learned report comparing building performance with design intent, client stakeholder expectations and benchmarks.

6.0Building Log Book Preparation

CCM can undertake the preparation of the Building Log Book using the CIBSE standard form template.

7.0Operation and Management Manual Review

CCM can undertake O&M review.

8.0BISRA Soft Landings

CCM will work with the Soft Landing Facilitator to ensure the smooth delivery and operation of engineering systems during the initial occupation.
